InmoCrowders

Fractional real-estate investment on the blockchain. Each property is issued as its own compliant security token, investors pay by card, and ownership is recorded on-chain.

Demo with fictional data.

The situation

Real-estate investing needed large tickets and heavy paperwork, and turning a property into a compliant digital asset needed specialists for every step.

What changed

Investors can buy a share of a specific building by card, with ownership recorded on the blockchain. Operations can issue a fully compliant token for a new property from an admin panel.

Built for a real-estate platform that lets retail investors own a share of a specific building.

“He took a complex mix of payments, identity checks and blockchain and made it feel simple for investors and for our team.”
Andrés Pérez CuestaCEO at InmoCrowders

Goals

  • Let retail investors buy a small share of a specific building instead of a fund.
  • Build compliance into the token itself, so only identity-verified wallets can hold or receive it.
  • Let people pay with a normal card while ownership lives on-chain.
  • Give the operations team one-click issuance of a compliant token for every new property.

What it does

  • A property catalogue with detail pages, a profit projection, a timeline, documents, an investment simulator, comparisons and favourites.
  • An investor dashboard with portfolio, transactions, dividends and holdings checked against the blockchain.
  • Identity verification (KYC) with a provider integration and an admin review. Approval creates the investor's on-chain identity and registers their wallet.
  • Wallet connection, and card checkout that re-checks identity, wallet and availability before minting tokens to the investor.
  • An admin back office for properties, investors, KYC, dividends and a blockchain panel that deploys a full token and compliance suite per property.
  • The foundations of a secondary marketplace, with listings and price history.

AI and automation

  • The token purchase runs as an end-to-end pipeline, from card payment and webhook to compliance checks, on-chain minting and the ledger update, with no manual step.
  • Smart-contract deployment is automated. Compiled contracts are exported into the backend, so a new property's token, registry and compliance modules deploy from the admin panel.
  • Scripts cover every operational step, from issuers and identity claims to investor registration and compliance binding.
  • Transactional email goes through a rate-limited queue with retries, triggered from the database.
  • The product was specified in phased plans and built with AI-assisted development, from the React app to the Solidity contracts and the runbooks.

Engineering notes

  • The tokens implement ERC-3643 (T-REX), the standard for permissioned security tokens. They support pausing, freezing, forced transfers, wallet recovery, and country and maximum-balance compliance modules.
  • The server signs and sends Ethereum transactions without any web3 library. Encoding, signing and ABI calls are hand-written, which keeps serverless functions small and fast to start.
  • Purchases are idempotent per payment reference, enforced by a database index, so a retried webhook can never mint twice.
  • Identity is separated from wallets through on-chain identities, so a lost wallet can be recovered without repeating KYC.
